Ok, you need a new cleaning company, the old one isn't working out, the janitor quit, your friend doesn't want to do it anymore.
Now what??
You go through the yellow pages, thru web sites, but how do you know you are really going to get what you pay for?
Here are 7 questions you should ask when you first start looking.

Keep in mind that the company you choose will have complete access to YOUR facility, with YOUR Alarm Codes, YOUR KEYS, and usually the Right to come and go whenever they want!!!
Making the Wrong choice can cost you more than money!!
1) Are they insured and bonded?
One if not the most important queston. Ask for a certificate of insurance up front, even if it has another companies name on it. You want to make sure, because if something is damaged, and they're not insured, you will have to pay for it. Make sure it is a current unexpired certificate.

2) What type of company are they?
Cleaning and janitorial companies typically are either a "franchise" or a localy owned company. A franchise "sells" your account to a buyer who then does the cleaning themselves or "contracts" to someone else to do the cleaning. Well now, who is in charge, and who has Your keys? Good question.
With a local company like ours, we know how has your keys, who is doing the work, and we make sure they are on the job, doing the job and aren't bringing their friends and family along to "help out". Thats especially important if there is an emergency you need us to respond to!
3) Ok, you have picked a few companies to bring in, they are all insured, now what?
Watch how they inspect your facility. Do they measure the rooms accurately? Are they utilizing a "wheel" to measure or just "guesstimating". You wouldnt trust a mechanic if he did not check your car, Would You? Then why would you trust a cleaning company who does that?
Without exception, we measure the facility. The more accurate our measurements, the more accurate the proposal, and the cleaning will be. We need to know how much time it will take so we can schedule our personnel accordingly.
4) Ok, I got the proposals, now what?
Read them thoroughly. Is this all the information they gave you? Is this all you asked them to do? Is anything missing? Is the proposal one page or multi-pages?
All of our proposals are multi-page. The reason is simple, we want you to know what we will be doing in your facility, in what areas, and how it will be accomplished. You have a right to know, and we have a responsibility to tell you. The more you know, the more comfortable you will be with your decision. Another way to look at it simply, if they dont have the proposal "right" how will they properly clean the facility?
5) Why are some companies so much cheaper?
Inaccuracies in proposals. Uninsured labor, they could be utilizing undocumented or illegal aliens, they are a franchise, they don't have insurance. The owners do all the labor themselves.
There are many reasons. Reality is, if its too good to be true, it probably is. We charge a fair price that accurately reflects how much labor, materials and equipment is utilized on the job.
You wouldn't "undercharge" for your product or service. You need to get "market value" for your products or services. Be wary of any proposal that is priced "too low".
6) Are they reputable?
Check on their affiliations. Make sure they have a tax ID #. Are they members of the Better Business Bureau?

7) How long have they been in business? This is important. You want a company that has been around for years. If the company is "just starting" how do you know they will be there when you need them? You want to know they will be there today, tomorrow and the next day.
